What does the fixed price include?
Everything the home is: design, approvals management, the complete structure, exterior and interior fit-out, kitchen and bathrooms, electrical and plumbing, heating and cooling, transport, crane and installation, certification support and handover. Site-specific items — earthworks, council fees, driveways — are quoted separately, before you commit, so you always know the total cost of your project.
Is the price really fixed?
Yes. No escalation clauses, no allowances, no hidden fees. If material costs rise after you commit, Ruach absorbs the difference. We also never discount — a discount would only mean the first price was inflated.
How fast is installation, honestly?
Most homes are set in place, sealed and weather-tight within a day — some take a few. Site preparation and service connections are planned separately around your site. The reason it is fast on your land is that the home is built in parallel, in the factory, while your slab cures.
How is a Ruach home built?
Five ways, chosen for your home and your site: precision-made panels set together on your slab; whole rooms finished in the factory and placed complete; or a combination of both — carried by a steel or engineered-timber structure. Every panel is inspected before it leaves the factory, and every home is inspected again at your site before handover.
Is a factory-built home as good as a traditional build?
The panels are made in a controlled environment to exact tolerances — which means higher consistency than building in the weather. But rather than take our word for it, visit the display experience: touch the materials, feel the space, and judge the quality yourself.
Will it work on my land?
The honest answer is: let us look. Share your address and we will assess the site properly. If it works, we confirm exactly what is needed. If it does not, we tell you early and clearly — before you have committed to anything.
Who handles the approvals?
We do. Council and planning approvals, building-code compliance documentation and design certification are managed by Ruach as part of the fixed price. You are told what is happening at each step, before you ask.
Can I change the design?
Within the resolved design, yes — colour schemes from a curated palette, kitchen and bathroom finishes from pre-approved options, and minor layout adjustments where structurally feasible. We keep the range of changes deliberate so the home stays as considered as the day it was designed.
What if something goes wrong after I move in?
We stand behind every home. Urgent defects are attended to within 48 hours and non-urgent items within 14 days, and the structure carries a 7-year warranty. Our approach is simple: if something is not right, we fix it.
What happens after I enquire?
A calm conversation. We listen to what you need, look at your site, and recommend one home — not a catalogue. You set the pace from there; we never pressure a decision. When you are ready, everything is already resolved.
