Can a home goon your land?
Type the address and we show you the block. Then we assess it from the desk: access, slope, services, approvals and the full cost, in writing, within 48 hours.
$345 fixed fee · report within 48 hours · credited in full against any Ruach home · assessed from the desk — no site visit
Five findings decide it,
and we draw every one.
You are really asking one question: can a home be placed here, and what will the site add? Five findings answer it, each made about your block, and the answer is shown: your home, drawn on your land to scale.
Placement · screw-pile footings · no slab
Crane stand
Delivery path
Your home, drawn on your land
Can the truck reach your block — width, turning, overhead clearance? If a crane is needed, where does it stand and what does the lift require?
What the fall across the placement means for your footings — screw piles on most sites, no concrete slab — and for any cut or fill. Measured from the State's laser elevation data where it covers your block. Where it doesn't, we say so rather than guess.
What the mapping shows for power, water and wastewater, what connecting them involves, and what still needs the utility's word, named plainly in your report.
The approval path your council is likely to ask of you, and how long that usually takes. Where the answer is uncertain we assume the more careful path, never the convenient one.
How your home arrives, what the site work adds, and the full figure: every line marked fixed or estimate, and what would firm each estimate up.
A report you can hold us to.
Everything is written down, reviewed and released by our team, never generated unseen, and everything is yours to keep, whether or not you build with us.
The site report
Access, slope, services and setbacks for your block, each finding drawn, measured and explained in plain language, with its source and its limit named.
The placement plan
Which homes fit and where they sit: your home drawn on your lot to scale, with how it arrives: the route, the vehicle, the footing layout, and the crane where one is called for.
The cost confirmation RELEASED BY OUR TEAM
One letter, one figure: your home, plus each scope item you asked us to price. Every line is marked fixed or estimate, and where a line is an estimate the letter names exactly what would firm it up. No allowances hiding in the fine print.
The approval pathway
The path your council is likely to take and the timeframe to plan around, stated plainly. Formal approval itself is issued by a licensed certifier; we tell you the likely path, and carry the paperwork when you build with us.
Cost Confirmation
Fixed lines are confirmed against the current Ruach price book at the date of issue. Each estimate names what would firm it up. Released by our team — never generated unseen.
One fixed fee. Credited in full.
The assessment costs the same for every block. It never grows with your postcode or your slope. When you order any Ruach home the whole fee comes off your price, so certainty, in the end, costs you nothing. And if we cannot answer the five questions for your land, we say so and return the fee.

We assess from the desk
State elevation data, aerial imagery, cadastre and council mapping, applied to your block by people who deliver homes for a living. No one visits your land; that is how the answer takes 48 hours, not four weeks.
Your home, placed
We draw your home on your lot to scale: boundaries, setbacks, footings, services and the delivery path.
Your report arrives
The report, the plan and your figure, within 48 hours, reviewed and released by our team, by email.
More than one home?
A caravan park, a farm-stay or a workforce site is not one placement. It is several, plus the planning use class, the services load across the whole site, and the order the homes arrive in. That deserves a deeper assessment than $345 buys, scoped to your site and priced per brief.
- Every placement drawn across the site, 2 to 10 homes, to scale
- Planning use class checked for park, short-stay or workforce use
- Services capacity across the whole site, not one connection
- Delivery staging, confirmed per brief
Tell us about your land.
A few details and the fee, and your assessment is underway. Your 48 hours start the moment payment lands.
A desktop assessment, prepared with care and reviewed by our team before it reaches you. Where the data cannot settle a finding, the report says so plainly rather than guessing. Building approval itself is issued by a licensed certifier; we tell you the likely path, and carry the paperwork when you build with us.
What you are buying, exactly.
A desktop assessment
We assess your block from state elevation data, cadastre, aerial imagery, council mapping and our delivery experience. No one visits the land. Where imagery or data cannot settle a finding, the report says so rather than guessing.
A screening indication
The report is not a survey, not a planning approval and not a building approval. Boundaries are the state cadastre, not a re-establishment survey; approvals are issued by a licensed certifier. It tells you what to expect, and what to check.
Fixed means fixed
Lines marked fixed are confirmed against the current Ruach price book at the date of issue. Lines marked estimate name what would firm them up. Nothing in the letter is an allowance.
48 hours
Your report is released within 48 hours of payment. If we cannot answer the five questions for your land, we tell you why and return the fee in full.
Credited in full
When you order any Ruach home, the $345 is deducted from your price at contract. The report and plan are yours to keep whether or not you build with us.
Your details
We use them to prepare and deliver your report and to follow up on it. Nothing is sold or shared beyond the people preparing your assessment. Australian Consumer Law guarantees apply.
