Terms & Conditions

One fixed price, a 7-year structural warranty, Queensland law — in plain language.

These terms explain how this website may be used, and summarise how buying a Ruach home works. Every purchase is governed by a signed Sales Agreement — a complete, plain-language document you receive and review before you commit. Where these pages and your Sales Agreement differ, the Sales Agreement applies.

Using this website

The content of ruach.io — text, imagery, renders, drawings and plans — belongs to Ruach Industries Pty Ltd and is provided to help you understand our homes. It is general information, not a quotation or an offer. Prices, inclusions and specifications are confirmed in writing, for your site, before any commitment.

One fixed price

When we agree a price, it is fixed. It includes the complete home as specified — design, structure, exterior, interior fit-out, electrical, plumbing, climate, transport, installation and handover. There are no escalation clauses and no hidden fees. Material cost increases after commitment are absorbed by Ruach, not passed to you.

Site-specific items — site preparation and civil works, council and authority fees, driveways and landscaping — cannot be included in a universal price. They are identified during your site assessment and quoted to you before you commit, so you know the total cost of your project before you sign anything.

Payment

The deposit and payment schedule are set out in your Sales Agreement and agreed before you commit. Your committed price is honoured — later price reviews apply to new commitments only.

Your site, approvals and responsibilities

We provide the documentation and direction a certifier needs to certify the home on your property, and we tell you clearly — before commitment — which fees, applications and site works are yours to arrange. If a responsibility is not ours under your Sales Agreement or an agreed variation, it remains with you, and we will have identified it for you in writing first.

Changes

Personalisation is available within each home's resolved design — colour schemes, finish selections and minor layout adjustments where structurally feasible. Agreed changes are documented in a written variation before work proceeds.

Warranty and care

Every home carries a 7-year structural warranty, effective from delivery. After handover you also have a defect rectification period: urgent items are attended to within 48 hours, non-urgent items within 14 days. Nothing in these terms excludes the guarantees you hold under Australian Consumer Law.

Delays beyond either party's control

Neither party is liable for delay or failure caused by events beyond reasonable control — including acts of God, industrial action or government regulation. If such an event affects your timeline, we tell you promptly and plainly.

Governing law and resolving disputes

These terms and every Sales Agreement are governed by the laws of Queensland, Australia. If a concern arises, we resolve it by direct conversation first; failing that, the parties engage an independent Queensland mediator before any other step.
